Rubber estate needed around ranni and pathanamthitta

I am on the lookout for a rubber estate of around 5 to 10 acres with trees which can be tapped in around two years or are being tapped for NOT more than 6-7 years.My budget is around Rs 7 to 10 lacs per acre.The land should be preferably in the ranni-pathanamthitta area
